Due to our state-of-the-art processing power and years of experience in the industry, we have the flexibility of service to offer a timber solution to virtually any building problem. Due to our buying power, we have the economies of scale to offer that solution at a cost-effective price. Make more, cut less. It really is the no-brainer it sounds. Nonetheless, here are a few frequently asked questions.  

Planning your project

What kind of planning permission do I need?

Planning permission needed depends on a number of factors, from the size of the building to local regulations.  Generally, “permitted development” (i.e. no planning required) is a structure that's no larger than 30m2, 2m from the boundary, lower than 4m high and not in front of the property line. What's the largest/smallest frame Trade Oak building kits can supply?

The variety in the size and shape of timber frames is almost limitless. Our bespoke structures are individually designed and cut, which means that smaller standard-type frames may be more economically supplied through a "kit" from another supplier. Once we have studied your drawings, we will be happy to suggest other framing companies that we consider to be a more cost-effective alternative.  

Can a timber frame be used for a swimming pool building?

Yes. We have consulted TRADA, which advises that the normal atmospheric levels of chlorine in an enclosed swimming pool building environment would not present any problems to timber frame elements.  

How much does a Trade Oak kit cost?

Most of our work involves bespoke oak buildings so it is difficult to provide exact prices for things. However, the following is a guideline: 
  • Garages start from £4,000
  • Pergolas, gazebos, and porches start at around £2,000.
As a trade manufacturer, our pricing model is straightforward: it is based solely on the volume of timber and machine time. We do not charge extra for custom frame designs.  Our quotes include the following as standard:
  • Delivery via HIAB
  • Staddle stones
  • Fixings such as SPAX rafter screws and oak pegs
Optional extras like cladding, cedar shingles, and joinery are clearly listed as separate line items.  

How much do roofs cost?

Our kits are designed to accommodate most roofing options as standard. The only roofing material option that we supply and fit is cedar shingles, however, our kits are designed to take a range of roofing material options. The cost of the roof will depend on surface area and ridge length. As an example, cedar shingles are cheaper than high-end clay/slate tiles, but more expensive than some of the cheaper synthetic options.  

Do you offer a planning service?

Yes. Once we advise on whether you need planning, we work with a nation-wide strategic partner to offer a price match guarantee on the planning application service itself.  

Do you service my area?

Trade Oak delivers and fits nationwide, including the Channel Islands. International delivery is available on special request.  

Can I customise my design?

Yes. Our designers and machines can create oak-frame kits for almost any structure. Whether you want to customise a basic garage or have something very specific in mind, we can help. Get in touchand we can discuss your custom oak-frame building project.  

Can you provide visual representations of the final product?

Yes, we understand the importance of visualising the final result. We can provide detailed renderings, 3D models, even augmented reality to help you visualise your oak garage before construction begins. What’s in an oak-frame building kit?

Our kits include:
  • The frame
  • Fixings
  • Staddle stones
Each component is numbered with a sticker which corresponds to construction drawings. All components are pre-cut, including the rafters. The kit also includes SPAX rafter screws and oak pegs.  

What’s not in a kit? What else will I need?

In addition to your oak-frame, there are optional extras that we can provide:
  • Oak or softwood cladding
  • Joinery (garage doors, windows, personnel doors)
  • Cedar shingles
There are other aspects of the project you would need to arrange yourself:
  • Groundwork (foundations)
  • Brickwork
  • Roller doors or non-oak joinery
  • Internal walls (plasterboard, drywall, plywood boards)
  • Electrics
  • Plumbing
  • Insulation
  • Roofing (aside from cedar shingles).

What kind of access to my property does the builder need?

During the specification and ordering process, our design consultants will request information about site access and provide you with the dimensions of various delivery vehicle options. Standard deliveries are made using an HIAB equipped with a telescoping crane, offering flexible delivery methods, such as the ability to lift materials over walls if necessary.  In cases of particularly challenging access, we can arrange for the fitting team to have a beam carrier, enabling manual transport of the frame to the site after unloading it as close as possible.  

Who will assemble my kit?

Many self-builders assemble our oak frames themselves or have builders who can assemble them.  Others choose to use our assembly service: Our fitting team arrives with the frame and assembles it. One of the many advantages of oak frames is that they can be erected very quickly.  

What happens if I fit it myself?

We provide comprehensive guides and instructions for all of our kits to ensure that you or your builders can assemble your oak-frame kit successfully.  

About your Trade Oak order

How much is delivery?

Delivery costs vary from county to county and depend on whether we deliver via van, curtain or HIAB.  You can also arrange collection from our HQ in Marden, Kent.  

How long does delivery take?

Frames are typically delivered 10 weeks after the drawings have been signed off. If the delivery is urgent, it is sometimes possible to expedite it.  

What do I need to do before the product arrives?

For all frames, groundworks need to be in place.  For garages, you will need a three-course brick plinth for the kit to sit on (unless otherwise specified). It's best practice to book your roofer shortly after the frame's fitting is complete.  

Do I have to pay upfront?

We understand your concerns about upfront payments and the security of your investment. Our payment terms are designed to offer peace of mind and protect your interests. We typically require a deposit to initiate the project, with the remaining balance payable just prior to delivery and if we are fitting, balance is due on completion.  

Do you offer any guarantees on the project?

Of course. We offer a simple manufacturer’s warranty. If any component has an issue that makes it structurally unfit for purpose, we replace it without quibbles. We pride ourselves on our reputation, and word of mouth is critical to our success. We don’t leave our customers out to dry when it comes to customer service.  

About our wood

Where is your oak from?

We source our oak from France and the UK. All sources are PEFC or FSC-certified.  

Is your oak sustainably sourced?

Yes, all our oak is PEFC or FSC-certified.  

How is your oak treated?

Green oak does not require treatment, nor do we recommend any. Once the frame is assembled, clients can choose to stain or apply a UV-protective finish.  

How long do timber frames last?

By combining good design, the appropriate timber species, and modern building materials and techniques, there is no reason why the frame should not last for hundreds of years with appropriate maintenance.

How do your prices compare to those of your competitors?

As a trade manufacturer, we have to ensure that we are offering the best value to our customers. We regularly review the market to ensure we do.  Some suppliers in the market make simple joints using rough-sawn oak. These are vastly inferior quality kits and sometimes lower priced. Our design consultants can discuss the specifications of any ‘cheaper’ quotes you might have received to help you understand exactly what you’re being offered and why it’s cheaper.  

Where are you based?

Our factory and office are based in Marden, Kent. You are welcome to arrange a time to come visit us, and we can introduce you to the team and give you a tour of the factory.  

How can I get trade prices if I’m not a builder?

For more than 11 years, we have proudly manufactured top-quality oak frames for builders, developers and small regional oak framing companies.  A few years ago, a builder asked us to make him a double garage for his own property. Once the frame was delivered and our fitting team installed it, he told us that, years before, he had bought an oak-frame garden room from a large retail oak-frame company. It had cost him an arm and a leg.  When they arrived to install it, he was disappointed to discover that the company relied on subcontractors for groundworks, frame installation and roofing. He said: “You guys have the same offering as the retail company but at a fraction of the price. I just need to sort my own groundwork and tiling.”  And so we started offering our products to self-builders.  We don’t have the overheads of salespeople or in-house project managers and we pass that saving on to you. It’s a win-win!
