Planning your oak-frame project

What kind of planning permission do I need?

Planning permission depends on the size, height, siting of the building and your local authority’s regulations. Many oak buildings can be constructed under permitted development rights.
  • Footprint up to 30m²
  • At least 2 metres from boundaries
  • Maximum height of 4 metres (dual pitch)
  • Not forward of the principal elevation

How our pricing works

Trade Oak pricing is based on timber volume and machine time. We don’t add premiums for bespoke designs — every frame is made to order as standard.

How is my oak frame delivered?

Most deliveries are made using a HIAB-equipped vehicle, allowing frames to be lifted directly into position where access permits.
Typical lead times

Frames are typically delivered around 10 weeks after final drawings are approved.

Where is Trade Oak based?
Our factory and offices are based in Marden, Kent. Visits can be arranged by appointment, and we’re always happy to show customers how our oak-frame buildings are designed and made.
Do you work with customers outside your local area?
Yes. Trade Oak supplies and delivers oak-frame building kits nationwide, including the Channel Islands. International enquiries can also be accommodated on request.
What information should I have ready when contacting you?
It’s helpful (but not essential) to have an idea of:
