Converting Outbuildings

Adding a Conservatory

Conservatories and orangeries fall under PDR if they meet criteria such as:

  • Not forward of the home’s front elevation
  • No deeper than 4m (or 3m within 2m of a boundary)

Add a Garage or Outbuilding

Self build garages and other outbuildings can usually be added without planning permission if:

  • No more than 50% of your garden is covered by outbuildings
  • They are not forward of the home’s front wall
  • They meet the same height and size limits as conservatories

Converting the Loft

Most loft conversions are allowed without planning permission. Dormer windows are also allowed as long as they do not exceed the existing roof height. Building regulations still apply.

Add a Porch

Porches can be added without planning permission if they:

  • Are no taller than 3 metres
  • Are not within 2 metres of a boundary next to a highway
  • Do not exceed 3m² externally

Add Decking

Decking is allowed provided it is no higher than 30cm and meets other basic rules. Because decking can be complex when near boundaries, it’s wise to confirm with your local authority if unsure.
